Realtor Referrals – what, why, when

Do you know a Realtor? Of course, you likely do know a Realtor! Yet, if they are not located where you are moving to or from, you may be in need of finding someone to help you locally. The best way these days is to get a referral. Sure you can search online the way you would for a restaurant near you, yet, buying or selling a home is a lot more important that deciding where to go for a nice dinner. Realtors like myself attend national trainings, and network to provide you with trusted resource when you move to a new area.

This map is updated frequently as new referral partners are added to the map. It also helps remind me WHERE I know an agent that can help. I needed a visual to show me WHO I know in Real Estate all over the world.

Just as the glow fades from being a blissful bride, thank you cards still to be sent out, everyone is hounding you to change your name and make it Facebook ‘official’! That’s the easy part, though you may want to check out this handy tutorial on how to change your profile name: Change your name on Facebook. At least that notifies all your friends of the newly crafted title. Whether you choose to Go by Michelle Smith Johnson OR Michelle Johnson (Smith) so people from your distant past can find you versus the total switch to Michelle Johnson with no mention of your maiden name, this is the easiest way to socially make the announcement.


While you’re at it, go ahead and tackle your own social media account list. You can ‘GOOGLE’ instructions for any other social media accounts you may have for a direct link to their settings help page. As soon as the Social Media is updated, you’ll be ready to make it legal too!

Once you receive your marriage certificate in the mail, you’ll be ready to head to and from there, you can proceed to update your Driver’s license and all other accounts including ordering new checks. 1031 Exchange Mystery Solved

The 1031 Exchange is a relatively simple transaction to shelter a tax liability on the gains from sale of a property. If you are planning to reinvest and purchase like property, the 1031 exchange can be a worthwhile way to defer the tax penalty on the profits from the sale of another property.

Aside from hiring an ‘Exchange’ company to handle to escrow so that the funds are properly transferred to avoid issues with the IRS. Who wants that? The exchange company will work with the escrow company to allow your proceeds from one sale to be help until your purchase is secured. The property sold and purchased DO NOT have to be in the same location, the same city, or same state. There are certain criteria which much be met in order to properly reinvest the proceeds from the one sale into the purchase of another property of like kind to be used as a rental property. You’ll want to discuss specifics with your agent and the escrow and exchange company if the property purchased will be used as a vacation rental where you will spend some time there as owner occupant. There are limitations to the time frames for certain circumstances.



As the economy continues to grow, the 1031 exchange is an ideal way to defer tax gains until a later time when you liquidate the investment. When you are looking for investment property, you’ll want to evaluate the cash flow as well as the current market climate in the area. It can be advantageous to move from one market to another to take advantage of where the local market is appreciating. When looking for a long term investment, considering the rental market and the local economy.



California Home Buyer Downpayment Assistance

Affordability is a huge factor in the Housing market, determining how much home a Buyer can afford. Even when a Buyer can qualify for the payment, coming up with 3.5%, 5%, or more can be 10’s of thousands of dollars. There are programs to help!

You’ll want to apply, and provide all required documentation to figure out what your monthly payment options will be, so you can start the process and narrow down the price you want to pay.

Once you start the home search, using a mobile app is helpful for finding homes in areas you may be interested in. You’ll need to work with your agent to proactively search and communicate about new properties as they come onto the market. Depending on how strong your local market is determines how quickly you need to identify, see and submit an offer in order to have an opportunity. If there are multiple offers, you may need to use some of our strategies for winning out competing bids.


California Hosung Market Forecast

The 2016 Forecast is out and while the market is expecting to remain strong this year, indicators are leading us to conclude the market will not continue to gain speed next year. 

Price gains are tapering. 

Modest improvements expected in 2016.



California fell further and has more room to gain.   

Gross Domestic Product remains underwhelming. 


Stagnant wage growth has resulted in a delay of the first time home buyer entering the market. 

International buyers came to invest, now that prices have rise , they’re staying on the sideline of the housing market. 


This indicates the peak has passed. 

Since rates are low, and inventory remains low, demand has remained solid. As soon as either of those factors uptick, the market will slow.

San Diego Seller’s are in the Driver’s Seat

San Diego Sellers sit in the Driver’s seat of today’s market. Buyers aren’t in a frenzy, mostly because they can’t find what they want. The first-time home buyer is reluctant to move into the market. They are barely recovering from the recession, with stagnant wage growth, and debt mounted from schooling and credit cards. That said, the ones who are entering the market are ready and eager. The condo and townhome market has been dominantly owned by investors which when the majority of homes in a complex are non owner occupied, the complex will not qualify for the government backed FHA loan programs with a low 3.5% down payment. Many buyers are obtaining financial help toward their down payment and closing costs from relatives and Seller contribution.

Sellers who price their home to sell aggressively, will see multiple offers. Those who do not will sit while others sell. Inventory of homes for sale is down significantly, and mortgage rates have not increased to wane demand. The time is now! Prices have increased as much as they ever have over the past 3 years, affordability cannot sustain such growth. Buyers today have access to sales information to help them make an informed buying decision. When a home is priced even 5% above market, buyers make choose to look the other way and wait until there is a price reduction. Price it right to get offers within the first 30 days or risk selling your competition.
